By PSI Exams Prep Editorial Team 6 min read

Michigan's real estate salesperson exam is one 115-question test, given by PSI for the Department of Licensing and Regulatory Affairs (LARA). You can't just pay and book, though. Salesperson candidates need LARA's approval through MiPLUS first. This guide covers that step, the exam itself and what the 2026 Candidate Information Bulletin says about scoring and retakes.

Eligibility and MiPLUS approval

According to LARA's Salesperson Licensing Guide, you need 40 hours of approved prelicensure education, including at least 4 hours on civil rights law and fair housing. Then the order matters:

  1. Apply for your salesperson license through Michigan's MiPLUS system (michigan.gov/miplus).
  2. LARA reviews the application and authorizes you to test. The Department sends that authorization to PSI electronically.
  3. Only then can you pay PSI and schedule your exam.

Only the State of Michigan decides your license eligibility. PSI only administers the exam.

Exam format and Michigan content

About 80 questions come from PSI's national outline. The heaviest national topics for salespersons are contracts (19%), agency (13%), practice of real estate (12%), property ownership (10%) and financing (10%). Real estate calculations make up 7%.

The Michigan outline adds 35 items:

  • Duties and powers of the Department and Board (3): general powers, investigations and hearings, and penalties.
  • Licensing requirements (5): activities that require a license, license types, eligibility, renewal and continuing education, and license transfers.
  • Statutory requirements for licensee activities (10): advertising, commissions, conflicts of interest, handling contracts and trust money, record keeping, inducements, stigmatized property and closing responsibilities.
  • Contractual relationships (5): the agency relationships available in Michigan (transaction coordinator, designated agency, dual agency), agency disclosures, broker-salesperson relationships and service provision agreements.
  • Additional state topics (12): the Land Division Act's private road disclosure, the Elliott-Larsen and Persons with Disabilities Civil Rights Acts, landlord-tenant law and the Truth in Renting Act, the state transfer tax, the Condominium Act, MSHDA, the Uniform State Antitrust Act, the Right to Farm Act and land contract changes.

The 12-item "additional topics" section is the largest state block. It's mostly named laws, so memorization pays off here.

Scoring and passing

The salesperson exam is scored as one test. You need 70%, which PSI lists as a raw passing score of 80. Michigan's score reports work differently from many PSI states. If you pass, your report just says PASS, with no numeric score. If you fail, you get a score for each major section of the outline to guide your restudy.

If you think a failing score is wrong, you can ask PSI in writing to re-score it. Re-scoring only checks the scoring. It doesn't review the content of any question.

Fees and scheduling

  • Exam fee: $79, paid when you register. It's non-refundable and expires one year after you register.
  • Schedule at test-takers.psiexams.com/mire or call (855) 579-4635. If seats are open, you can book as late as 7:00 p.m. ET the day before.
  • Choose a test center or a remote proctored session.
  • Cancel at least 2 days ahead to keep your fee. For a Monday exam, that means by Saturday. A no-show, late arrival or missing ID forfeits it.

Extra time costs more

Candidates approved for extra time get time and a half, with an additional $50 fee per exam. Request it before you schedule.

Test day

At a test center, arrive 30 minutes early. Bring one valid, unexpired ID with your photo and signature, such as a state driver's license, state ID card or U.S. passport. The name must match your registration exactly. Remote exams don't allow breaks, so plan for three straight hours. Our PSI exam day guide covers check-in, prohibited items and pacing.

If you fail

Use the section scores on your report to choose what to restudy. Each attempt is a new PSI registration and is paid when you register. Michigan's bulletin doesn't list a waiting period before retesting, so check the current Candidate Information Bulletin or ask PSI when you rebook.

After you pass

Your license application is already open in MiPLUS from before the exam. LARA's Salesperson Licensing Guide lists the remaining steps and current fees. Read it as soon as you pass so nothing delays your license.

Study tips for the Michigan exam

  • Learn the agency options by name. Michigan tests transaction coordinators, designated agency and dual agency, plus the required disclosures.
  • Make a list of laws. Elliott-Larsen, the Land Division Act, the Right to Farm Act and the Condominium Act all appear in the outline.
  • Aim well above 80. Your report won't tell you how close you came, so treat 85–90% on timed practice tests as your goal.
  • Practice the full three hours. 115 questions in 180 minutes leaves about a minute and a half per question.

PSI Exams Prep gives you 400 real estate questions across 6 topics, with Study Mode explanations, timed Exam Mode, a daily challenge and topic mastery tracking. Our State Laws topic is general rather than Michigan-specific, so review the Michigan acts from your prelicensure course alongside it. The National Portion topic is free, with up to 15 questions per test. For a full study plan, see how to pass the PSI real estate exam.
