Colorado licenses new agents as brokers, so there's no separate salesperson exam. You take PSI's Colorado broker exam. Its state portion is unusually long: 74 questions, almost a third of them on Colorado forms and contracts. Here's how the exam is built, what it costs and the timing rules that can cost you a retake.

Eligibility and education

The Colorado Division of Real Estate requires 168 hours of qualifying education for a new broker: Real Estate Law and Practice (48), Colorado Contracts and Regulations (48), Trust Accounts and Recordkeeping (8), Current Legal Issues (8), Real Estate Closings (24) and Practical Applications (32). A real estate degree from an accredited college can stand in for these courses.

Education first, then the exam

Under Commission Rule 2.2.D, an exam taken before you finish your pre-license education doesn't count toward your license, and you'd have to retake it. Your certificates must show a completion date on or before your exam date.

You must be 18 to apply for a Colorado broker license, but the bulletin says there's no age limit for taking the exam.

Format and the Colorado portion

The 80-question national portion uses PSI's broker-level outline. Contracts lead at 19%, followed by agency (13%), practice of real estate (12%) and property ownership (10%). Financing is 9%, valuation 8%, property disclosures 7%, transfer of title and calculations 6% each, and land use and property management 5% each.

The 74-question state portion covers Colorado statutes, Commission rules and position statements, and the forms you'll use in practice:

  • Colorado Forms and Contracts (23): listing and buyer agreements, the Contract to Buy and Sell Real Estate, standard forms, deeds of trust and promissory notes, disclosure documents and addenda, including short sales.
  • Requirements Governing Licensee Activities (11): advertising, brokerage administration, commissions and referrals, conflict-of-interest disclosure, document handling, listings, practice of law and sign crossing.
  • Brokerage Relationships (11): relationship disclosure, transaction brokerage, single agency and designated brokers.
  • Closing and Settlement (10): prorations, closing statement accuracy and the responsibilities of parties at closing.
  • Additional Topics (7): property management and landlord-tenant law, water rights and well ownership changes, Colorado taxes, fair housing and foreclosure protection.
  • Licensing Requirements (5), including errors and omissions insurance; Record Keeping and Trust Accounts (5); and Duties and Powers of the Commission (2).

Scoring and passing

You need 60 of 80 on the national portion and 53 of 74 on the state portion. Your score appears on screen when you finish, and PSI emails a report. If you fail, the report shows your strengths and weaknesses. The portions don't have to be passed on the same day, but a passing score on either one isn't accepted after one year.

Fees and scheduling

  • Exam fee: the bulletin lists $49.00 for a first attempt and $48.00 for a retake. Your fee is forfeited if you don't test within a year of PSI receiving it.
  • Book at test-takers.psiexams.com/core or call (855) 744-0313. You can test at a center or remotely.
  • Remote exams can be launched up to 30 minutes before your booked time. Not starting within 15 minutes after it forfeits the fee.
  • Voicemail isn't a valid cancellation. Use the PSI website or speak to a representative.

Test day

Arrive at least 30 minutes early. Bring one valid, unexpired ID with your photo and signature that matches your registered name, such as a state driver's license, state ID or U.S. passport. Remote exams don't allow breaks. The tutorial (up to 15 minutes) isn't timed. Our PSI exam day guide covers the rest.

Retakes

You only retake the portion you failed. PSI can't book a new appointment on the same day you test. Fail on a Wednesday, call Thursday, and you can retest as soon as Friday, if seats are open. Keep your one-year limit in mind: if your passing national score is nearly a year old, you may have to retake that portion too.

After you pass

You must apply to the Division of Real Estate within one year of passing the entire exam, or you retake both portions. For proof of education, the bulletin says the Commission accepts the REC-33 course completion form from your school or a transcript showing a real estate degree. Don't send the "Examination Eligibility" certificate with your application. DRE's requirements also include a fingerprint background check. Follow DRE's current instructions for the application and fee.
