Georgia's real estate salesperson exam is run by PSI for the Georgia Real Estate Commission (GREC). It has one detail most states don't: once you pass, you pick up your license at a PSI test center instead of waiting for one in the mail. This guide walks through what the 2026 Candidate Information Bulletin says about the format, fees and each step from your exam to your license.

Information current as of October 2026. It comes from PSI's Georgia Candidate Information Bulletin (dated July 1, 2026) and GREC. Fees and rules change, so check the current bulletin before you book.
Who can take the Georgia exam
The bulletin gives salesperson candidates three ways to meet the education requirement before testing:
- Complete the 75-hour Salesperson's Prelicense Course at a GREC-approved school.
- Complete at least 10 quarter hours or 6 semester hours of college coursework that counts toward a real estate major, or courses in real property law, agency or contract law at an accredited U.S. or Canadian law school.
- Upload proof of at least 75 hours of prelicense coursework approved by another state's real estate regulator.
The bulletin also includes a Background Clearance Application. If anything in your history might need review, read that section before you schedule.
Exam format and the Georgia content
The national portion covers principles that apply in every state. In the bulletin's salesperson outline, contracts carry the most weight at 19%, followed by agency (13%), the practice of real estate (12%), property ownership (10%) and financing (10%). Valuation, disclosures and calculations each get 7–8%. Transfer of title (6%), land use (5%) and property management (3%) round it out.
The 52-item Georgia supplement has three parts:
- State Laws and Rules (16 items): unfair practices, substantive regulations, qualifications and fees, fair housing, the Real Estate Education, Research and Recovery Fund, investigations and hearings, and required licensure.
- Real Estate Practice in Georgia (21 items): day-to-day practice, sales contracts, listings and agency, property management, and community association management.
- Finance and Closing (15 items): Georgia financing and closing procedures.
Scoring and passing
Your score appears on screen when you finish, and PSI emails you a score report. If you fail, the report breaks down how you did in each area so you know what to restudy.
The 2026 bulletin doesn't print a time limit or passing score for the salesperson exam. When GREC announced the PSI exam in 2019, it said candidates would have up to 4 hours and need 109 of 152 questions correct (72%). Treat those numbers as a guide, and check the current Candidate Information Bulletin for the standard that applies when you test.

Fees and scheduling
- Exam fee: $175, paid to PSI when you register. It is forfeited if you don't test within one year.
- Schedule at test-takers.psiexams.com/gare or call (888) 818-5834.
- To cancel or reschedule without losing your fee, PSI must get your notice 2 days ahead. For a Monday exam, that means by Saturday. Voicemail doesn't count.
- You also lose the fee if you miss your appointment, arrive after the start time or don't have proper ID.
- License fee: $170, paid at the test center when your license is issued.
Test day
Arrive 30 minutes before your appointment to sign in. Bring a valid, unexpired government ID with your photo and signature, and make sure the name matches your registration exactly. A military ID is not accepted for remote testing.
A short tutorial of up to 15 minutes runs before the exam and doesn't count against your time. Questions appear one at a time, with the time remaining shown at the top of the screen. For check-in steps, prohibited items and pacing, see our PSI exam day guide.
If you don't pass
PSI won't book a new appointment on the same day you test, because scores still have to be processed. If you fail on a Wednesday, you can call on Thursday and retest as soon as Friday, if seats are available. Book online at the same /gare page or by phone.
Before you rebook, spend a few days on the weakest areas in your diagnostic report. A quick retest without changing how you study usually produces the same result.
Getting your Georgia license
GREC has PSI issue new licenses directly, so the final step happens at a test center:
- Wait at least 24 hours after passing. Same-day licensing is no longer available.
- Go to one of the four PSI test centers that issue licenses. They serve walk-ins on business days from 9:00 a.m. to 12:00 p.m. and 2:00 p.m. to 4:45 p.m.
- Bring valid ID and your Certification of Accuracy Statement. You'll answer four questions and sign it in front of PSI staff. A lost statement can be replaced for $15 by money order.
- Pay the $170 license fee.
- For an active license, bring a completed Sponsoring Broker Statement. Without one, you'll receive an inactive license.
You must do this within 12 months of passing. After that, you have to retake the exam to qualify.
Study tips for the Georgia exam
- Match your study time to the outline. Contracts and agency together make up nearly a third of the national portion.
- Know the Georgia practice material well. At 21 items, it's the largest state section. Focus on listings, agency, sales contracts and community association management.
- Memorize the license-law specifics. Qualifications and fees, unfair practices and the Recovery Fund make quick points if you know them.
- Drill the math. Calculations are 7% of the national outline, and Georgia's Finance and Closing section adds more.
- Take full-length timed tests. 152 questions is a long sitting, so practice pacing before test day.
